Poor Indoor Air Quality: Causes

Poor indoor air quality can be tied to a multitude of causes: cigarette smoke; inadequate fresh air ventilation; unintended uses; contamination of fresh air supply by vehicle exhaust or outside pollutants; inadequate heating, ventilation, and air-conditioning (HVAC) systems; poor maintenance of HVAC systems; chemical storage or use; construction activities; building maintenance; excess moisture; and/or excess microbial/mold growth.

Phase I & II Environmental Site Assessments

Under the EPA’s All Appropriate Inquiries rule, a Phase I Environmental Site Assessment (Phase I ESA) is the gold standard. Per the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA), purchasing or even leasing real estate may subject a buyer/lessor to environmental liability at a site.

Asbestos and Lead-Based Paint Inspections

Prior to renovation, demolition, or property transactions, asbestos and/or lead-based paint inspections are often required or warranted. These inspections include review of building plans and specifications, developing a sampling strategy, and collecting and analyzing samples
