Environmental Due Diligence

Phase I & II Environmental Site Assessments

Our reports are scientific and comprehensive, yet readable and coherent.

Under the EPA’s All Appropriate Inquiries rule, a Phase I Environmental Site Assessment (Phase I ESA) is the gold standard.

Per the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA), purchasing or even leasing real estate may subject a buyer/lessor to environmental liability at a site. By utilizing ASTM E1527-21, Trileaf can draw from decades of expertise developed on sites across the U.S. to afford you the maximum legal protection possible.

Phase II Environmental Site Assessments

For those sites wherein the Phase I ESA identifies a Recognized Environmental Condition, many clients choose to pursue further evaluation via a Phase II ESA. In such circumstances, Trileaf will prepare a detailed Scope of Work to identify the area of concern, the potential chemicals of concern, and the cost to pursue the detailed level of investigation. (space/new paragraph) Trileaf employs client-centric geologists and environmental scientists who seek to understand risk as it relates to our clients’ specific needs
